In preparing for a home appraisal, make a list for the appraiser of any recent improvements made by the homeowner. Make sure to also include things not easily noticed by the appraiser. Include date of improvement and cost. For example, if you recently put in a new HVAC system, new hot water tank, well filtration system, septic tank, pipes, floors, new windows, new roof, cabinets and all the way down to new landscaping. These are just some examples of improvements that would help the appraiser measure against other comparable homes.
